A simulator that tells agents how long a property will take to sell

Naxos wanted a data tool to help its agents sell better. 16 field interviews with agents, buyers and sellers showed that trust remains the heart of the agent-client relationship — but that data has a real role upstream, on prospecting and on how a property is presented, before trust even comes into play.
Audit and cleaning of a real transaction dataset (SQL), geographic segmentation across 7 départements, feature engineering on size, price per m², amenities. Cross-analysis with Python, Orange3, Excel and Power BI to test what actually accelerates a sale. Then the interface: a property sheet with an estimated selling-time gauge, energy rating, and costed improvement recommendations.
Clear findings: over 80% of properties with a balcony, high-end finish or minor renovations sell within 240 days, against 65% for a closed kitchen. Opening up a kitchen cuts the average selling time by 60 days. The takeaway: an agent does not need a probability, they need the next action to take.
